Can I pay my rent online?

How do I place a maintenance request? 

Is subleasing allowed? 

  • Subleasing is permitted; however, sublessors must meet the same application requirements as current leaseholders. 

How do I put in my written notice? 

  • Memorial Village/Dakota Commercial requires a written notice to vacate. Please fill it out and turn it in to your property manager. Notice to Vacate Form 

What happens to my lease after my initial term is up? 

  • You will be given the opportunity to renew your lease with us. Should you choose not to do so, your lease will automatically revert to a month-to-month lease.

Renting an Apartment

What are the rental qualifications? (If using Co-Signer, the same rental requirements apply.) 
 
  • 600 or higher credit score (one tenant must have a score over 600). 
  • No debts to prior utilities (including cellphone carriers) or prior property management 
  • 12 months of rental history or ownership history 
  • Verifiable income of two times the monthly rent amount (last two pay stubs for verification) 

How much is the application fee? 

  • Memorial Village application fee is $40. This fee is non-refundable and covers the necessary background and credit checks. 

What lease terms are available? 

  • Memorial Village offers flexible lease terms from 3 to 12 months to fit your needs. 

How much are the security deposits? 

  • The security deposit can be discussed with a leasing specialist or property manager. Unlike the application fee, the security deposit is fully refundable and will be returned to you less any costs associated with damages, cleaning, or unpaid rent. Security deposits are one month rent with $1,500 maximum.

Do you know when something will become available? 

  • After the initial lease term, we allow the resident to stay on a month-to-month basis. Therefore, we do not know when an apartment will be available until we receive a Notice to Vacate from residents. 

Is Memorial Village pet-friendly?

  • We warmly welcome pets, with a focus on dogs and cats exclusively. Each household may accommodate up to two pets. These animals should be at least six weeks old and, at their full-grown size, should not exceed 75 lbs. Vicious and/or intimidating animals will not be allowed.

Who pays utilities? 

  • Tenants will be responsible for all utilities with the exception of heat and our complimentary high-speed internet. A property manager will assist you through setup upon move-in.

Parents/Guardians

How much is the application fee? 

  • Memorial Village application fee is $40. This fee is non-refundable and covers the necessary background and credit checks. 

Will I be required to co-sign? 

  • If the applicant does not meet the criteria below, a co-signer will be required. The co-signer must meet all criteria below for approval as well. 
  1. The applicant must be a U.S. citizen or have a valid social security number. 
  2. The applicant shall have at least one year of good current rental history and a qualifying credit score. 
  3. The applicant must be employed or show proper means of how he or she will pay rent. 

What is the lease term? 

  • Memorial Village offers flexible lease terms ranging from 3 to 12 months. 

Are the units furnished? 

  • Memorial Village does not currently have any furnished apartments. 

Can residents pay rent or submit maintenance requests online? 

Absolutely! We want to make paying rent and submitting a maintenance request as convenient as possible for residents! 

Is Memorial Village secure? 

  • All our buildings have secured access entrances. 

What utilities are residents responsible for? 

  • Residents will be responsible for all utilities with the exception of heat and our complimentary high-speed internet. A property manager will assist your student through setup upon move-in.
